{"id":845,"date":"2015-09-04T00:00:00","date_gmt":"2015-09-04T00:00:00","guid":{"rendered":"http:\/\/localhost:8033\/blog\/hers-ratings-and-transparent-green-you-can-run\/"},"modified":"2026-02-18T17:13:17","modified_gmt":"2026-02-18T17:13:17","slug":"hers-ratings-and-transparent-green-you-can-run","status":"publish","type":"post","link":"https:\/\/www.providencehomesinc.com\/blog\/hers-ratings-and-transparent-green-you-can-run\/","title":{"rendered":"HERS Ratings and Transparent Green \u2013 You Can Run\u2026"},"content":{"rendered":"<p><em>Melissa Baldridge, of <a target=\"_blank\" rel=\"noopener\">GreenSpot<\/a>, explains how HERS Ratings and similar performance measures make it more difficult for home and building owners to hide inefficiencies from potential buyers and renters.<\/em><\/p>\n<p>Finding out whether a home is energy-efficient (or not) is as close as a smart phone.<\/p>\n<p><strong>HERS<\/strong> ratings, the industry standard for measuring residential energy efficiency, are now available on a&nbsp;<a target=\"_blank\" rel=\"noopener\">national, on-line database.<\/a>&nbsp; The <strong>Home Energy Rating System (\u201cHERS\u201d)<\/strong> is like a \u201cmiles-per-gallon\u201d sticker for a home, and last year 43 percent of all new construction homes&nbsp;had them. &nbsp;Now these scores are public record.<\/p>\n<p>The best way to think of a&nbsp;<a target=\"_blank\" rel=\"noopener\">HERS ratings<\/a><strong>&nbsp;<\/strong>is like an x-ray&nbsp;\u2013 it makes visible system and mechanical efficiencies, insulation levels, lights and appliances, and how leaky both a house and the heating and cooling duct systems&nbsp;are. &nbsp;The final rating&nbsp;<em>number<strong>&nbsp;<\/strong><\/em>reflects how all these systems interact. &nbsp;With transparency guiding more and more industries, <strong>HERS<\/strong> ratings are another level of a seller\u2019s property disclosure.<\/p>\n<p>If homes are built or renovated with efficiency in mind, they may, in fact, have a <strong>HERS<\/strong> rating.&nbsp; And many green-home certifications, like <a target=\"_blank\" rel=\"noopener\"><strong>ENERGY STAR<\/strong><\/a> and <a target=\"_blank\" rel=\"noopener\"><strong>LEED for Homes<\/strong><\/a>, incorporate them as a determiner for certification levels. &nbsp;High-performance homes that have HERS ratings stand out from the crowd, while older homes without them drift into obsolescence.<\/p>\n<p>In addition to providing detailed information about a home\u2019s energy efficiency, <strong>HERS<\/strong> ratings also identify those features that drive energy use; quantify energy savings in dollars; provide&nbsp;cost-benefit analysis for improvements, including \u201cgut\u201d remodels; can add&nbsp;value to home prices and hard-core those savings into mortgage underwriting through Fannie Mae guidelines.<\/p>\n<p>While <strong>HERS<\/strong> ratings are for homes, commercial buildings aren\u2019t immune from this trend toward greater transparency. &nbsp;A number of cities like Austin, Chicago and Washington, D.C., now require energy \u201cbenchmarking\u201d \u2013 measuring a building\u2019s energy use against similar buildings. &nbsp;The resulting percentile shows how a building fares against properties like it.<\/p>\n<p>The city of Boulder is even requiring publicly available&nbsp;energy-efficiency ratings on all rental properties by 2019, much like health ratings for restaurants. &nbsp;And there are even <a target=\"_blank\" rel=\"noopener\">smart phone infrared-imaging (IR)<\/a> and&nbsp;apps available now for as little as $250 so visible energy loss from&nbsp;a home or building can even be seen on a drive by. &nbsp;It\u2019s only a matter of time before some tech entrepreneur develops an app like Google Earth that shows homes\u2019 and buildings\u2019 energy loss through IR \u2013 heat transference writ large.&nbsp; \u2018An infrared eye in the sky.<\/p>\n<p>As energy costs continue to rise, information like <strong>HERS<\/strong> ratings become more important and enable high-performance homes to stand out. &nbsp;But info and apps like these also provide fewer places for owners to obscure poor-performing properties.<\/p>\n<p>You can run, but you cannot hide.<\/p>\n<p><em>&nbsp;<\/em><em>Melissa Baldridge co-founded the GreenSpot companies.<strong>&nbsp;<\/strong>&nbsp;<\/em><a target=\"_blank\" rel=\"noopener\">GreenSpot<\/a><em>&nbsp;is a provider of HERS ratings and other green-building professional service<\/em><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Melissa Baldridge, of GreenSpot, explains how HERS Ratings and similar performance measures make it more difficult for home and building owners to hide inefficiencies from potential buyers and renters.
